Criteria for a Best Priced Homes
The Naples area consists of 100's of different communities and
neighborhoods. The exact same house or condo, located in two different
communities, could be appropriately valued at vastly different prices -
based on the appeal, location, and features of the community. To be featured on Naples Best Priced Homes, the home must meet
each criteria within its own community.

Priced 10% or More Off of Peak Prices
Homes selling in the Naples area have been at prices that are 10% or
more off peak pricing that occurred in the fall of 2005 (learn
more). To be featured the home has to be at least 10% off of peak
prices. Many best values will be 20% or more peak prices.

Better or Very Comparable to Most Recently Sold
Must be competitive with the most recently sold best
comparable. If no similar comparable have sold in the community in
recent months, then prices need to reflect market
trends. For example, just because a condo had not sold since Jan.
2006 at Naples Lakes (as of Nov, 2006), does not mean true pricing
for a Naples Lake condo has not followed the market trends as a
similar community.

Best Priced vs. other Comparables for Sale
The home is the very best price available, or within 3% of its
closest comparable for price per sq. ft., and for other
pricing factors (upgrades, views, features, etc.).
So much so that the seller could comfortably encourage potential buyers
to shop the other comparables for comparison.
